One part of Primary market is moving faster than the rest
Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is a real headwind. But inside Primary market, ZIP 75070 is moving faster than the rest. Knowing that changes how you price and when you list.
The numbers for the three months ending August 31, 2026
The Real Estate Data Aggregator counted 171 homes sold in ZIP 75070 in the three months ending August 31, 2026. The median sold in 38 days. That is 17 days shorter than the same period a year before. No other ZIP in this market came close to that drop.
Speed alone does not tell the whole story. The Real Estate Data Aggregator found that 27.9% of homes in ZIP 75070 went under contract within two weeks of listing. That share jumped 13.3 points from a year before. Nearly 3 in 10 homes did not sit long at all.
How ZIP 75070 stacks up against the rest of Primary market

Prices dipped a little, but sellers still got close to asking
The Real Estate Data Aggregator put the median sale price in ZIP 75070 at $465,000, down 5.1% from a year before. Prices did ease. But sellers still averaged 98.2% of list price. That is the highest sale-to-list ratio in Primary market. And 12.3% of homes sold above list, up 3.7 points from last year.
Rates are high, but the market did not stop
Freddie Mac reported the 30-year fixed rate at 7.40% on October 8, 2026. The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. Nationally, the picture is mixed. But ZIP 75070 kept moving. Supply there dropped to 3.8 months, down 0.5 months from a year before. Less supply and faster sales tend to go together.
Across all of Primary market, the Real Estate Data Aggregator counted 2,396 homes sold in the three months ending August 31, 2026, down 1.5% from a year before. New listings across the market fell 8.1%. Fewer new listings coming in means less competition for sellers who price well.
- ZIP 75070 is the fastest-moving part of Primary market right now.
- Homes there sold in 38 days median, and nearly 3 in 10 went under contract within two weeks.
- Prices dipped a little from last year, but sellers still got 98.2% of list on average.
- The rest of the market is slower, with some ZIPs sitting past 70 or even 90 days.
One more thing worth knowing. These are ZIP-code numbers. One street can read very differently from the ZIP around it. A home on a quiet cul-de-sac and one on a busy road in the same ZIP can have very different results.
