Primary market sales held nearly flat as new listings fell

Nationally, Realtor.com reported September pending home sales were down 11.3% year over year. Here, the story is quieter. The Real Estate Data Aggregator counted 2,396 homes sold across the primary market in the three months ending August 31, 2026, down just 1.5% from the same period a year before. Sales barely moved. That matters because it means local demand held up better than the national picture suggests.

The bigger shift was on the supply side. The Real Estate Data Aggregator counted 3,044 new listings across the primary market in those same three months. That is down 8.1% from a year before. Fewer sellers listed, and fewer buyers bought. Those two moves largely offset each other, which is why the market did not swing hard in either direction.

Rates are adding pressure from above

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported the average mortgage rate on the market at 7.40% on the same date. Rates that high slow buyers down. That helps explain why pending sales across the primary market fell 6% year over year, even as the number of closed sales held close to flat.

Each ZIP code tells a different story

The market-wide numbers are calm, but the ZIP-by-ZIP picture has real differences. Prices fell in most areas. The Real Estate Data Aggregator showed the median sale price in 75033 (Frisco) down 8.7% to $681,030, and in 75009 (Celina) down 9.1% to $500,000. Meanwhile, 75068 (Little Elm) was the one ZIP where the median price rose, up 3.7% to $425,000.

Days on market split sharply by ZIP

Speed varied a lot. The Real Estate Data Aggregator showed 75070 (McKinney) at a median of 38 days, 17 days shorter than a year before. That is the fastest in this market. Prosper's 75078 sat at 92 days, 19 days longer than a year before. That is the slowest. Realtor.com reported a national median of 62 days for homes sold in the week of October 22, 2026. Several local ZIPs beat that number, and several did not.

Sellers are still getting close to their asking price

Even with prices dipping, sellers are not giving away much. The Real Estate Data Aggregator showed sale-to-list ratios between 96.2% and 98.2% across all eight ZIPs. That means most homes sold within a few percent of their asking price. Pricing right from the start still matters more than any other single move a seller can make.

The national picture is softer, but not the whole story here

The National Association of Realtors reported existing-home sales nationally at 3.99 million units in September 2026, with prices up just 1.3% year over year. That is a slow national market. But locally, some ZIPs are moving faster than others, and a few prices actually rose. The national number is a starting point, not a verdict on your street.

In short
  1. Across the primary market in the three months ending August 31, 2026, sales slipped 1.5% and new listings fell 8.1%.
  2. Supply and demand both pulled back together.
  3. Prices dipped in most ZIPs, but sellers still closed near their asking price.
  4. One ZIP can read very differently from the market as a whole.
  5. If you are thinking about a move, your street matters more than the headline.
