One part of the Primary market is moving much faster than the rest
These numbers cover the three months ending August 31, 2026. That is the period you should keep in mind as you read.
The Real Estate Data Aggregator counted a median of 38 days on market in ZIP 75070. That is the fastest of any ZIP in this market. For context, the national median was 49 days for the four weeks ending October 11, according to Redfin. So 75070 is moving faster than the country as a whole, and much faster than several other ZIPs here.
Speed in 75070 did not just hold. It improved. The Real Estate Data Aggregator shows days on market fell 17 days shorter than the same three months in 2025. That is a real shift, not a small one.
Nearly 3 in 10 homes in 75070 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 27.9%, up 13.3 points from a year before. Buyers in that ZIP may need to be ready to move quickly.
How the ZIPs compare on days on market
The slowest ZIP is 75078, where the Real Estate Data Aggregator counted a median of 92 days on market. That is 19 days longer than the same period in 2025. Sellers there should plan for a longer timeline and a careful pricing strategy.
ZIP 75009 was close behind at 89 days, also 12 days longer than a year ago, per the Real Estate Data Aggregator. That ZIP also had the most homes for sale of any single ZIP here: 1,001.
Homes going under contract fast, by ZIP
The gap is wide. In 75070, 27.9% of homes went under contract in two weeks. In 75078, only 9.5% did, and that share fell 5.5 points from a year ago, according to the Real Estate Data Aggregator.
A few other things worth knowing
Across the whole Primary market, the Real Estate Data Aggregator counted 2,396 homes sold in the three months ending August 31, 2026. That is down 1.5% from the same period in 2025. Sales slipped a little, but not dramatically.
New listings across the Primary market fell 8.1% from a year ago, per the Real Estate Data Aggregator. Fewer homes are coming to market. That can help sellers in the faster ZIPs, where buyers already have fewer choices.
Nationally, Freddie Mac put the 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is the same 7.4% weekly average that Redfin noted hit a three-year high on October 8. Rates at that level make buyers cautious, which may be part of why slower ZIPs are taking longer.
The National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026. Prices nationally were up 1.3% in September. The local picture here is more mixed, with some ZIPs seeing prices dip.
Prices dipped in most ZIPs
ZIP 75068 was the only one where the median sale price rose, up 3.7% to $425,000, per the Real Estate Data Aggregator. Every other ZIP saw prices dip, some by more than others. That is worth knowing before you pick a list price.

ZIP 75071 had the lowest months of supply at 3.5, per the Real Estate Data Aggregator. ZIP 75009 had the highest at 6.9 months. More supply relative to buyers usually means more time on the market and more room for buyers to negotiate.
